Tenant Screening- CENTURY 21 Sexton Realty views tenant screening as one of our most important functions. When showing your property to an interested prospect, we give them an application and explain procedure of acceptances, this step helps prospective clients to pre-view and evaluate themselves for pre-approval. By obtaining pre-approved application and with effective interviewing we will match the right client in the right rental decreasing process time. Upon receiving the completed application, we screen for credit history, annual income, and references.
Lease Signing- Once approved the tenant signs a lease which has necessary protection for property owner and complies with all local and state laws. A security deposit and first month's rent in certified funds will be collected and the keys will be issued.
Accounting- Our computerized system will provide a detailed monthly management report which includes a description of current leasing activities, any property concerns, a rent roll, trust account ledger and income statement.
Monthly Review- A courteous call will be made to each tenant to discuss any concerns of the property.
Inspections- Prior to ratifying any lease a complete inspection with documentation of inventory and premises will be completed.
Maintenance- Our local team of professionals include a handyman and licensed contractors able to handle any maintenance issue that may arise responding on a 24 hour emergency response call.
